Chimney Hill Community Association, Inc. is a nonprofit corporation controlling sections I,II , and III of the Chimney Hill subdivision, comprising 200 acres with two parks and 869 homes. The main purpose of this association is to maintain the value and salability of our homes and property. We do this, in part, by providing for maintenance, preservation and architectural control of the residence lots and common areas; and promoting the health, safety, and welfare of the residents.

The Chimney Hill Community Association also provides and maintains public amenities that enhance quality of life and the overall desirability of the subdivision. To promote community spirit and cohesiveness, the Association puts on various activities including the popular National Night Out.

Those purchasing homes within sections I, II, or III within the subdivision automatically become members of the Chimney Hill Community Association. Members are charged a mandatory yearly assessment that pays for the activities and management of the Association. Failure to pay the assessment can subject a home owner to financial penalties, attorney’s fees, liens and ultimately foreclosure and forced sale of the home to recover delinquent assessment fees.

Another obligation that association members take upon themselves when they buy a home is to maintain their house and property within the deed restrictions of the Association. If we all do this, we will maintain the value of our property and present a pleasing and welcoming appearance to visitors coming into our subdivision.

The Association is overseen by a board of five directors serving 3 year terms, elected by the members at an annual home owners meeting held each August. Everyday operations are run by a manager who operates at the bidding of the board of directors. Director’s positions are voluntary, and they receive no fees for their work on behalf of the Association.

The manager is a paid employee of the Association. Having our own manager, instead of subscribing to a management service, provides more direct personalized service to the members of the home owner’s association.
